had the distinct pleasure of meeting the Maciel’s at an open house my team and I hosted. Like anyone who’s interested in becoming a homeowner, one does their research and proceeds to have a plethora of questions. So we listened, gave our input, and after a month from our initial greeting, Jaime & Tara were ready. They were serious, you’d probably be too if you had homeownership set as one of your goals for the year! For the Maciel’s, location was the key focus for our house hunt. Unfortunately at the time, the Maciel’s were residing in a neighborhood notorious for trouble, and they were fed up with it. My goal was to move them out ASAP, and provide a quality list of homes to view. This became more than an average home search, it was a search for peace of mind.
If you don’t already know, the housing market is extremely limited at the moment. Some homebuyers get discouraged with that fact, but we didn’t let that change our decision on moving forward. As luck would have it, after only a week of house hunting and reflecting on our options, we honed in on a property off East J Street in Chula Vista. We were excited! It was in budget and exactly what we were looking for. A single story home, plenty of room for entertaining guests, and most importantly, it was in a safe neighborhood. We submitted an offer and shortly after our offer was accepted! The stars were aligned, everything seemed perfect, and just as I thought nothing could go wrong, it did.
Look, opening escrow can be a smooth process, smooth like butter if you’re proactive and have a great team working together. This deal however put on the pressure! Life was testing both ends. On my clients side, they were being forcefully evicted, and expected to be out of their rental property the same day we were to close escrow. The only problem was, the sellers were way behind schedule. The big question became, will the sellers be moved out on time? My clients were afraid of being homeless and on top of it, were facing potential legal trouble from their old land lord. They were worried, but I reassured them we would figure this out.
When things couldn’t go more wrong it did. The wife of the sellers delivered her baby days away from escrow and they hadn’t started packing! There was no way they were going to pack everything up by themselves, so I took matters into my own hands. With escrow scheduled to close the next day, I skipped the office and head to my clients soon to be new home. All I saw was a large shipping container, a moving truck, and 5 little kids running around inflicting more stress for everyone! I hopped out the car, got my hands dirty and helped that family move everything until we finished the next day. I wont get to much into detail, but I will say we moved out A LOT! When it was all over relief set in, all the work paid off, my clients were getting a new home!
After all that work, I was able to give my clients the keys to their new home on time. It was so worth it. We really busted a mission to make that day possible. We don’t quit when we see adversity. It drives us to only work harder. Now the Maciel’s are proud homeowners and eager to make this new home theirs! The search for peace of mind concluded. We they and their son are in a safe neighborhood. We always have our friends and clients backs, remember that when you decide to buy or sell your home.

Even though not all is in your control for dictating the amount of time it takes to sell a home, why not prepare and set yourself up for success? Would you like to discover some things that you can control to improve your chances in selling your home faster and for more money? We’ve got you covered!
A picture is worth a thousand words
You take pride in owning your home, now it’s time to show of that pride of ownership. Pictures are worth beau coup bucks when it comes to selling . We understand that smart phone cameras and apps have improved tremendously over the years, but they won’t do your home justice when marketing online! They won’t capture the best light, size or essence of your home! We recommend using a wide angle lens with appropriate filters. And, unless you are a phenomenal photographer yourself, it is highly advisable to hire a professional photographer – specifically one that understands what it takes to adequately shoot a property. Your wedding photographer may be phenomenal at taking portraits and candids, but actually terrible at shooting a tight space like your powder room. Remember, you’re competing with other listings in your neighborhood and beautiful images of your home will help make it stand out.
Home improvement (euuuuuhhhhh)
Remember the fence you were supposed to fix? the missing tile in the kitchen back splash? the stain in the ceiling? Well, when potential buyers see these things, they immediately see $$$$$. They start to worry about how much money they’ll need to invest in fixing things up. The peculiar thing is that, realistically, those minor items may not cost much to repair, but once the buyer gets it in his/her mind that your house is a fixer one of two things will occur: 1. they won’t bid on your property 2. their offer will come in lower than you desire. So, it’s time to pick up a hammer and nails, and complete some home projects. If you’re not handy, hire a handy man or contractor – they’ll do the job faster and usually better. If you’re not sure which projects should take priority, we recommend you focus on kitchens and bathrooms, as these will give you more bang for your buck. You don’t have to go all out on this either, minor upgrades can go a long way (think fresh coat of paint or new carpet)
First impressions are everything
When a potential buyer walks up to your house, the outside of it is their first impression. Time to test and see how green your thumb really is! Tend to the garden and clean up the walkway. Add a fresh coat of paint or a new mailbox. Have fun with it. Curb appeal will draw them in!
Make your home feel larger
You can make your home feel larger with little tricks like using lighter paint colors, and adding extra lighting. And when it comes to furniture, LESS is MORE! Bulky or too many furniture pieced make rooms look smaller and turn off buyer. Consider hiring a designer or a staging company bring welcome to home buyers who preview your home. This will help them picture their perfect home set up.
Unfortunately, most humans do NOT have exceptional visualization skills. And, most buyers fail miserably at visualizing themselves and their things in your property if your home is uber personalized. So, we have to help them see themselves in your home so that they make offer. This is a good time to take as many pictures off of walls and fridges – Hey, we know you 21 year old son was so cute in his T-Ball trading card , but your buyer would rather visualize pictures of their family on the fridge. If you’re into really unique art, even as awesome as it may be wise to remove it. This one is touchy, because everyone has their own tastes, but you never know what may turn someone off from bidding on your property.
The price is right
This is probably one of the most trickiest parts when listing your home. You don’t want to price too high or too low. If it’s too high, many potential buyers may skip on even looking at it. If it’s too low, buyer may even see it as an opportunity to go even lower. Analyze the market: what have have homes in your neighborhood sold for? Are your features better or worse? How does your lot size compare to the others? Is it situated in a corner lot? etc.
Hire a realtor
Hiring a professional who knows your market and understands today’s marketing and PR trends is key to creating the buzz and promotion to move your property. And, Not only can a real estate agent help you navigate the ins and outs of the market, but a real estate agent will help you negotiate the best deal possible.

Coffee Shop Confessionals
This is our first video of a new segment we’re calling “Coffee Shop Confessionals” (CSC). We’ll be touring around town visiting some of our favorite coffee houses and roasters and will be discussing business and life, because my business as I assume many of your businesses are very much entwined with your lives… And more and more these days the lines separating business /work and personal life have been blurred. We’ll talk a lot of real estate, because, well that’s what I do, but we’ll also talk about business in general, life, relationships, raising kids etc. TODAY I want to talk about happiness.
I want to focus on this today because there’s so much negativity floating around these days. I think many of us are not achieving the true happiness we seek. Maybe we’re a little bummed out or a bit angry. BUT, at the core of things, I know that what drives us is the search for love and happiness. Now I am not going to get into a big Ole hippie monologue, but I have been studying the science of happiness lately, reading books like the rise of Superman and the Happiness Project. There’s one key element that stood out to me, one very important pillar to finding happiness, and its meaningful acts or acts of generosity.
This seems like such a simple principle, there’s more to it than just giving your money and time to a good cause. The actual act of being generous changes you inside, it makes you more flexible, more open minded and quite frankly knowing that life is so much bigger than us as individuals. When our hearts are humbled, hardened hearts become softer, and softer hearts can receive and give more love, and when we give more love we spread the happiness, and when we spread the happiness, we become happier because we’ve tapped into flowing river of happiness. This is true too, happier people tend to live longer healthier lives and they find meaning in the acts that they perform, they don’t need to chase a muse for inspiration, their magnum opus is their life and the ability to share it with those whom they care for and love. So with this video I am challenging myself, along with you to find more joy in the things we do by being more generous. Click on the comments below, I would love your feedback.
